Blue Sky is a group of value-add investors focused on acquiring commercial real estate assets in prime locations. We also strategically invest in building service companies that provide essential services to commercial property owners.

Our entrepreneurial approach involves revitalizing both the acquired properties and the service companies. Through comprehensive renovations and operational enhancements, we drive significant appreciation and achieve high rates of return.

Blue Sky’s investment strategy focuses on commercial real estate appreciation, capitalizing on real time market dynamics, adding value to investments in our portfolio and creating attractive returns at each stage of the investment cycle.

Blue Sky concentrates on real estate and building service companies where we can add value. We add value by increasing income through development, through releasing, renegotiating existing contracts with vendors, clients, and tenants, repositioning marketing, renovating, analyzing employee infrastructures & management, improving efficiencies to create better margins via established vendor relationships, and through financial restructuring.

Our goals is to find investment opportunities and uncover the not always obvious margins in undervalued properties and businesses.

Our primary focus is the acquisition of sub-performing commercial real estate assets and building service companies with a clear path to upside through repositioning, restructuring, redeveloping, and/or improving management.

Structure

We rely on our own hard-knocks experiences & successes, and the insights from other real estate investors, and professionals to analyze what property is acquired next. On a similar front, we leverage the knowledge we have in the building service industries to analyze future purchases and hone income on existing building service companies to maximize our overall profits. Our company structure consists of these experts, and our business relationships maintained and forged to accomplish the goals.

Asset Classes

We focus purchasing and operating commercial real estate and building service companies. Historically, we have focused on real estate assets categorized as medical, industrial, office and some residential portfolio properties. Additionally, we have exposure to and an interest in other asset classes including, but not limited to manufacturing and logistic plants, self-storage, retail, hospitality, and other mixed-use assets. In the building service industry, we are interested in any service company in high demand by landlords, tenants, owners and the markets.

Geography

We currently invest across the Midwest. Our current portfolio of assets are located in the Ohio, Indiana, Wisconsin and the Chicagoland areas. We are positioned to grow Nationally as opportunities arise.

Blue Sky collectively has over 100+ years experience in asset acquisitions & management. Currently based out of Downers Grove, IL, we are led by a team of professionals who have invested together for more than three decades and bought and sold over 120.5M+ across many different asset types.
